15 minutes from Rouffiac Lake with beach,swimming, childrens play area, watersports.
25mins from St. Yrieix with hospital, supermarkets. Larger town where you can buy most things.
50mins from A20.
75mins from Limoges Airport (Ryanair, Air France, Flybe) and 90 minutes from Bergerac Airport.
There is also a golf course 15 minutes by car.
Local primary school served by school bus at the end of the road (half a mile?).

From the house, there is a lovely footpath through fields and woods to the river Auverzere with its heritage old forge buildings and weir, overlooked by the Savignac Ledrier Chateau. The prehistoric sites,for instance, Lascaux II in the Dordogne Valley and many cave sites, are an easy drive away Rouffiac Lake is a popular resort in the summer, with beaches ,watersports, children's playpark, snack bar and restaurant, and a nice place to walk all the year round.

The house has 3 bedrooms: 2 on the ground floor with adjacent shower room and wc, bidet ,
and 1 in the attic room with ensuite bathroom and WC. The floor area is approximately 87 square metres.

It sits in land of 1876 square metres/approximately half an acre (see the map).
The sunny, south facing patio leads into the kitchen/diner with a conservatory at the back.
There is an outside shower/ WC/ utility accessible from the patio.

The living room is the core of the original house and connects with the kitchen, conservatory, shower room, two bedrooms, stairs to the attic and front door.
The layout is shown in the floor plan in photos. Dimensions are approximate as the ancient structure is anything but regular!

There is a wood burning stove in the living room. Additional heating is by portable electric heaters.
All windows and doors are double glazed, except for two traditional windows and two small windows.

Outbuildings include a 3 bedroom ‘maison d’ete’ with shower, wc and electricity. This is ideal for accommodating visiting family and friends.

We had the septic tank installed 25 years ago, soon after we bought the property. Whilst it continues to work without any problems, we understand that it does not conform to current standards. It will need to be replaced by the new owner at a cost of about €5400 (we have obtained a quotation).
